Home Owners Insurance
We’ve heard from several Insurance Agents who thought that they could use their insured’s Home Inspection Report in lieu of a 4 Point Insurance Inspection Report. This is just simply not the case. Yes – most standard Home Inspections include the roof, electric, plumbing, and A/C. However, it’s a lot more than just those areas. Buyers may actually hurt their case by disclosing every little detail of a property to the insurance underwriter. Besides, a 4 Point Insurance Inspection is beyond the scope of any standard home inspection. The insurance company requires the inspector to note and record current operating condition, make, model, serial number, age, building code used when each area was last updated (which requires a permit search), expected service life, etc. Plus additional photos and a standardized form are required. Sherlock Home Inspections does 4 Point Insurance Inspections for a nominal fee, especially if we do it at the same time as a standard Home Inspection.

FHA & VA
Many Mortgage Loan Originators think that they need a copy of their borrower’s Home Inspection Report to prove that the home meets FHA or VA minimum standards. This may be true with most home inspectors, but Sherlock Home Inspections provides a FREE FHA or VA Certification with a Standard Home Inspection. Why share every little detail with a loan underwriter? Instead, give him/her a 1 page Certification showing that the home meets FHA or VA guidelines. If the home does not meet minimum standards, we’ll explain why, and what repairs are needed.

  2. Whoah this weblog is excellent. There’s a ton of great stuff here, but this one really made me see the light. I totally would have sent the Home inspection Report to my lender.
